Which Indore-Ujjain road is sanctioned and being built, which is only on paper, and five questions to put to anyone selling a plot "on the Simhastha road".

"On the Simhastha road" can mean three different things: the six-laning of the existing Indore-Ujjain road, which is funded and nearly built; a new greenfield four-lane, funded and under way; or a metro that is still a report under review. Anything else is a rumour. Ask which road, then check the plot's own papers, which no road changes.
The fair lasts weeks. The road stays.
Simhastha 2028 runs from 27 March to 27 May 2028, sixty-two days. For those weeks the roads between Indore and Ujjain will carry crowds, and every new lane will be busy.
A plot is bought for the decades after the crowds go home. Judge it by the road it will sit beside on an ordinary Tuesday in 2031: the traffic, the noise, and how you actually get on and off the carriageway. A sales pitch built on the fair is selling two months; the purchase lasts much longer.

Three kinds of "Simhastha road"
The status below is as reported up to September 2026 and checked again in October 2026. Targets are targets, not completion dates.

If a road is not in a news report, a tender or the master plan, it is a sentence, not a road. Ask for its name, the agency building it, its length and its date.
Road one: the widening
This is the road most people already drive, made wider: four lanes become six, one more lane each side, on the same alignment. It runs 46 km from Aurobindo Hospital in Indore to Harifatak in Ujjain, and the state road agency, MPRDC, is building it under a construction contract of ₹623.95 crore.
Work began on 15 January 2025. The road was reported 43 per cent complete in January 2026 and about 80 per cent built by June 2026. The target is December 2026; the contract deadline is 15 January 2027. The project includes three flyovers and eight vehicle underpasses, and encroachments and structures between Aurobindo Hospital and Sanwer had to be cleared to make room for the extra width.
For a buyer, the widening changes access more than location. An underpass or a flyover can turn a plot that once opened onto the road into one that faces a ramp or a wall. Ask where the nearest crossing and service-lane entry will be.
Road two: a new road on new land
The greenfield four-lane is a different kind of project. It starts from the Pitra Parvat side of Indore, passes by Hatod, and ends at the Simhastha bypass near Chintaman Ganesh in Ujjain. It runs through 28 villages, 20 in Indore district and eight in Ujjain.

In January 2025 it was a ₹1,370 crore plan whose project report was still being prepared. By June 2026 it had grown to ₹2,935 crore approved, of which ₹1,089 crore is for building the road itself. The foundation was laid on 20 June 2026, and machines were on site by July. The land came from 917 farmers, who have been paid more than ₹816 crore in compensation. The reports we cite give no completion date.
Beside the alignment, or inside it
Land inside a road's notified boundary is not near the road. It is under it. Both projects took land: the greenfield road from 917 farmers, the widening by clearing encroachments along its edge.

There are three positions a plot can be in:
- Beside the road, with a service lane or a planned access.
- Inside the boundary, which means the land is acquired or will be.
- Cut in two by the alignment, leaving an awkward strip on each side.
A road near a plot does not approve the plot
The road is the government's project. Its sanction covers the road and nothing beside it. The colony still needs its own papers:
- The colony's permission and a sanctioned layout. The road's approval says nothing about the pillars in the field next to it.
- An MP RERA registration, where the Act requires one. A project that must register cannot be advertised or sold before it is registered.
- A master-plan zone that allows what you mean to build. Look it up yourself rather than taking the brochure's word.

Five questions back
When a real estate agent says "it's on the Simhastha road", ask:
- Which road: the six-lane, the greenfield four-lane, or the metro?
- Show me the plot and the road on one map. How many metres apart are they?
- Is any part of this land inside the alignment, or already acquired?
- How do I get onto the road from the plot: a service lane, a crossing, or not at all?
- What are the colony's permission, its layout sanction and its RERA number?

Is a plot on the Simhastha road a safe buy?
A nearby road does not make a plot safe or unsafe. Check that the land is outside the road's boundary, that it has access, and that the colony has its own permission, sanctioned layout, RERA registration where required, and the right zone.
