Which plan applies in Ahmedabad today

The Ahmedabad region is governed by AUDA's Second Revised Comprehensive Development Plan 2021, sanctioned by the state in 2014. It stays in force while AUDA prepares a 20-year DP-2041. All development in the region follows Gujarat's Comprehensive General Development Control Regulations (CGDCR) 2017 and their amendments, which allow higher FSI along metro and BRTS corridors and set special rules for the walled-city heritage area. Ahmedabad Municipal Corporation grants building permission inside city limits and AUDA outside them, both through Gujarat's Online Development Permission System.

Questions about the Ahmedabad master plan

Which development plan applies in Ahmedabad?

AUDA's Second Revised Development Plan 2021, sanctioned in 2014, still applies. A new DP-2041 is being prepared, but no draft had been published when we checked.

Which rules decide FSI in Ahmedabad?

The statewide CGDCR 2017, with its amendments, decides FSI, height and margins. Plots along metro and BRTS corridors can get higher FSI under its transit-oriented provisions.

Who approves building plans in Ahmedabad?

Ahmedabad Municipal Corporation approves them inside city limits and AUDA in the surrounding area. Applications are made online through ODPS, and taller buildings also need fire clearance.

Are there special rules in the old walled city?

Yes. The walled city is a UNESCO World Heritage City, and heritage regulations limit changes to listed buildings and precincts. Check with AMC's heritage cell before buying or rebuilding there.
