Which plan applies in Delhi today
Delhi is now governed by the Master Plan for Delhi 2047 (MPD-2047), notified by the Union government in the Gazette of India on 20 August 2026 (S.O. 4597(E), under Section 11-A of the Delhi Development Act, 1957) and in force from that date. It takes the place of MPD-2021 and of DDA's 2021 draft for 2041, which was never notified. The land use of a plot is now read off the MPD-2047 land-use plan; building work follows MPD-2047's development controls and the Unified Building Bye-Laws for Delhi 2016. The Municipal Corporation of Delhi issues most building permits through its online system, while NDMC and DDA approve plans in their own areas.

The common building bye-laws used by DDA, MCD and NDMC. They cover setbacks, heights, basements, parking and approval procedures.

Transit Oriented Development (TOD) policy and regulations
Allows higher FAR and mixed use for larger redevelopment sites within about 500 m of metro corridors. Heritage and low-density zones are excluded.

Which master plan applies in Delhi now?
The Master Plan for Delhi 2047. The Union government notified it in the Gazette of India on 20 August 2026, and it took effect on publication, in place of MPD-2021.
What happened to the Delhi Master Plan 2041?
The MPD-2041 draft was published for objections in 2021 but never notified. DDA reworked it into MPD-2047, which is the plan that was notified. The 2041 draft map is kept on our portal only to compare.
How do I find the land use of my plot under MPD-2047?
Open the Delhi plan on our map and search for your locality: the colour under the pin is its MPD-2047 land use. DDA's own GIS map and the printed Land Use Plan for Delhi 2047 are the authoritative copies.
Where do I get my building plan sanctioned in Delhi?
In most areas, from MCD through its online building permit system. NDMC areas and DDA-developed areas have their own sanctioning offices.
