मेट्रो पास है — पर कितनी पास?

Buying near an Indore Metro station: what the line changes

What is open on Indore's Yellow Line, what is still being built, and the five questions to settle before you pay extra for a home near a station.

A metro station nearby shortens your daily trip only if the walk is short, the stretch is actually running, and the structure beside your home is something you can live with. It does not change the plot's zone, its permitted floor area, the colony's approval or the title. Measure the first set; check the second on paper.

What is open, and what is still being built

As of October 2026, about 17 km of Indore's Yellow Line is running, with 16 stations, all of them elevated, from Gandhi Nagar to Malviya Nagar (Radisson Square). The line grew in two steps: a first stretch of about 6 km and five stations opened on 31 May 2025, and the extension to Malviya Nagar was inaugurated on 5 September 2026, with passenger services from the next day.

The rest of the ring is not finished. Beyond Malviya Nagar the elevated line is being built on towards Palasia. After that the line goes underground: an 8.62 km section with seven stations, from near the railway station, through Rajwada, to the airport. That underground stretch was reported as due around January 2030.

So when an advertisement this autumn says "near the metro", the first question is simply: which station, and is it one of the sixteen that trains stop at today?

Measure the walk, not the radius

Brochures draw a circle around a station and call everything inside it close. You will not travel in a straight line. You will walk out of your gate, along your lane, across whatever main road lies in between, and up to a platform that sits a floor or two above the street.

नक्शे पर पाँच मिनट — पैदल कितने?

Nakshe par paanch minute — paidal kitne?

Three things decide the real distance:

  1. Gate to platform. Time it from your own gate, including the stairs or lift up to the station.
  2. The crossings. A main road with a divider between you and the station adds minutes that no map shows, and more at peak hours.
  3. The hour you would ride. In September 2026 trains were reported running from 9 am to 7 pm, about every 15 minutes. Walk the route at the time you would actually use it, and check the current timetable on the operator's site before you plan your day around it.

Above the road, or under it

Elevated and underground lines make very different neighbours, and Indore's ring will have both.

Elevated

Every station open today is elevated: a deck on a line of pillars down the middle of the road, and a station box above it with stairs and lifts down to the pavement. Ask exactly where the pillars and the station stairs land relative to the plot or the flat. A staircase landing at your gate changes the footfall, the parking and the noise outside it.

Underground

On the underground section you live next to the building of it for years, and then next to its entrances and ventilation shafts. Ask where the entrances and the shafts come up.

What "metro-facing" can also mean

The word in the advertisement describes a view. It does not tell you what living there is like.

Blue metal barricades run down the middle of a crowded street beside a row of unfinished concrete pillars with steel bars sticking out of their tops.
Next to the line can mean next to the work, until that stretch opens. Indori Zameen
  • Construction until it opens. Where the line is still being built, barricades narrow the road in front of the property until that stretch is finished. Ask when it is due, and plan for the dust and the diversions in between.
  • Noise and vibration. An elevated train passes at the height of an upper floor. Stand in the room when one goes by, with the window open and shut.
  • Parking and the last kilometre. Where would you park, and how would the rest of the household reach the station: on foot, by bus, by auto?

What the line does not change

A station next door changes the view and the commute. It does not change the papers.

मेट्रो आने से काग़ज़ नहीं बदलते।

Metro aane se kaagaz nahin badalte.

  1. What may be built on the plot. Land use and floor area ratio come from the development plan in force and the Madhya Pradesh Bhumi Vikas Rules, 2012, not from the distance to a station.
  2. A proposal is not a rule. A transit-oriented plan to allow denser building within 500 metres of stations was out for consultation in July 2026. We found no notified rule changing FAR near Indore's stations. Anyone who sells you extra floors on the strength of the station is selling a proposal.
  3. The colony's own papers. A station does not approve a colony, sanction a layout or clear a title. Every check you would run anywhere else in Indore still applies.

Five questions before you pay for proximity

  1. Which station, and how far is it on foot, measured by you?
  2. Is that stretch open, or still being built, and if so, when is it due?
  3. Is the line elevated or underground at this spot, and where do the pillars, stairs and entrances land?
  4. What passes your window, and how loud is it inside?
  5. How does everyone in the household get from home to the platform?

Nothing here predicts prices or is investment advice. A good real estate agent will be glad to walk the route with you.

Questions people ask

Which Indore metro stations are open now?

As of October 2026, the Yellow Line runs for about 17 km with 16 elevated stations from Gandhi Nagar to Malviya Nagar (Radisson Square). The stretch towards Palasia and the underground section to the airport are still being built.

When will the Indore metro underground section open?

The 8.62 km underground section, with seven stations from near the railway station through Rajwada to the airport, was reported as due around January 2030. Treat that as a target, not a date.

Can I build more floors on a plot near an Indore metro station?

Not on the strength of the station alone. FAR comes from the development plan and the Bhumi Vikas Rules. A transit-oriented proposal for denser building near stations was under consultation in July 2026, and we found no notified rule changing FAR.

Is it worth paying more for a flat near the metro in Indore?

That depends on how you would use it. Measure the real walk, check that the station is open, stand in the room when a train passes, and confirm the papers. This guide does not predict prices.

What are the Indore metro timings?

In September 2026 trains were reported running from 9 am to 7 pm, about every 15 minutes. Check the current timetable published by the operator before you rely on it.
