Corner plot, east-facing: what actually changes
Both carry a premium in Indore; here is which part of what they buy you can measure, which part is preference, and the one thing that matters more than either.

A corner plot changes geometry: two street faces instead of one, more light and more frontage, and a road-side margin on each road, so often a smaller house. A facing changes where the sun falls and where the gate can go; the rest is preference. The width of the road at your gate decides more than either of them.
Two words, one price
Everybody in Indore asks about the corner and the facing. Far fewer ask why they are paying for them. The two words carry a premium, but they are not the same kind of thing.
A corner is geometry. Two open sides instead of one is real and measurable, and it cuts both ways, because there is a bill attached. A facing is sun and belief. Where the light lands and where the gate can go can be measured; what an east door means to a family cannot. Both sit inside the price, and the honest thing is to keep the measurable part and the preference part in separate columns.

What a corner genuinely gives you
The corner plot differs from the one beside it in ways you can stand on and see.
What opens up
- Light and air on two faces of the house rather than one.
- Frontage twice over: the plot meets the street on two sides.
- Easier to reach, easier to park beside, easier for a visitor to find.
- More freedom about where the entrance sits.
What comes with it
- A road-side margin on both roads, so often less ground to build on.
- More boundary wall to build, and then to keep standing.
- Traffic on two sides: noise, dust and headlights at night.
- Two of your walls are public, all day.
Neither list settles it. Which side weighs more depends on what you mean to build and who is going to live in it. A family that wants a garden and quiet may be happier in the middle of the row; a clinic or a shop-house wants the corner.
The part that surprises people: margins are counted per road

The front marginal open space — the strip you must leave empty between the road and the building — is measured back from the road, and it grows with the width of that road. It applies on every road a plot abuts. A middle plot has one road and one front margin. A corner plot has two roads, and a margin on each of them.
The result is that the corner everybody envies can end up with a smaller building footprint than the identical plot next door. Same plot size, less house. If the corner premium is being justified by "more space", make sure it is not the space you have to leave empty.
Three things facing actually decides
Strip the belief out of "east-facing" and three measurable things remain.
- Which rooms get the morning sun, and which take the afternoon. The east side wakes early; the west side carries the afternoon.
- How hot the west wall is by four o'clock in May. The wall that faces the afternoon sun is the one that stores it and gives it back all evening.
- Where the gate and the driveway can go. They have to meet the road, so the facing of the plot fixes the side the entrance is on.
And "east" is not a single fixed thing. Indore sits just south of the Tropic of Cancer, and the sunrise moves along the horizon through the year: well north of east in June, well south of east in December. The same plot faces a different sunrise in different months, so a house that catches the morning in winter may find it arriving from a different angle in summer.

The free test
One morning and one afternoon on the plot tell you more about its light than any brochure, consultant or drawing. Stand on it at eight. Come back and stand on it at four. Look at where the shadow of the boundary wall falls, and where the neighbour's house throws its shade. That shadow is your evidence, it costs nothing, and nobody can do it for you.
About vastu, said plainly
Plenty of families in Indore weigh vastu when they choose a plot, and that is their decision to make. It is not ours, and it is not an agent's. It is a matter of belief and preference, and a land record cannot verify it. That is why you will never see a plot marked "vastu-compliant" on our map, in either direction.
What is fair to say is that enough buyers in this market ask about facing that it shows up in demand again on the day you come to sell. That is worth knowing whichever side of the question you stand on.
The thing that matters more than either

Before the corner and before the facing, ask how wide the road is at your gate. Road width decides how you reach the plot, how much margin you must leave in front, and how tall you are allowed to build. A perfect east-facing corner on a narrow lane is still a plot on a narrow lane.
Where to read all of it before you visit
The sanctioned layout answers the corner question, the road question and, when it is georeferenced, the facing question too. The approved drawing puts a width on every road and draws every junction, so you can find your plot number, count the roads it touches and read what each of them is before anybody drives you out to see it.

Is a corner plot worth the extra price?
It depends on what you will build. You get two street faces, more light and easier access, but a road-side margin on both roads, more boundary wall and traffic on two sides. Sketch the margins first.
Can I build a bigger house on a corner plot?
Often not. The front margin applies on every road the plot abuts, so a corner can have a smaller buildable footprint than a middle plot of the same size.
Does an east-facing plot get more sun?
It gets the morning sun on its east side and the afternoon heat on the west wall, like any plot. Which rooms get which is what changes, and the sunrise itself moves along the horizon through the year.
Is vastu shown on the Indori Zameen map?
No. Vastu is a matter of belief and preference that a land record cannot verify, so no plot is marked compliant or otherwise.
How do I check which way a plot faces before visiting?
On a georeferenced sanction plan, north on the screen is north on the ground. Find the plot number on the layout and read which road it fronts and how wide that road is.
